What East Nashville is built from
Across the Cumberland from downtown, wrapped by the river on the south, south-west and east, and reached along Gallatin Pike, Main Street, Shelby Avenue and Eastland Avenue. Victorian and Craftsman houses from the 1880s through the 1920s in the older pockets, a great deal of mid-century stock further out, and continuous renovation and infill throughout.

The East Nashville problem
East Nashville takes weather from the front. The tornado of 3 March 2020 tracked west to east across this side of the river, and the damage that matters for a rug is rarely the obvious kind: it is a roof or a window opened up and then rained into for the rest of the night, so the water arrives having passed through insulation, plaster and a century of dust. That is not clean water and a rug that took it needs flushing rather than drying. The rest of the time the problem is that so many of these houses are mid-project. Renovation puts sanding dust, plaster fines and gypsum into the air of a room for weeks, all of it fine and hard, and it settles into the base of the pile where a vacuum cannot reach it. Then the house closes up for a humid summer with an original crawlspace underneath and no vapour barrier over the dirt, and the dust that went in dry stops being dry.
