What 12 South is built from
The streetcar-era grid either side of 12th Avenue South around Sevier Park: bungalows, cottages and four-squares built roughly between 1900 and 1930, most of them now renovated top to bottom with the original heart pine or oak floors sanded back and refinished. Almost all of them still sit on the crawlspace they were built over.
Younger owners who have spent money on the house and care about how it looks. Rugs are chosen deliberately and treated as furniture, which is exactly why the damage we see here is done with the best of intentions.
The 12 South problem
The refinished floor is what causes trouble in 12 South. A newly sanded and sealed board looks like a sealed surface and is not one, and the standard move afterwards is a rug with a solid rubber or vinyl pad under it to stop it sliding on the fresh finish. That pad is a vapour barrier laid on top of a floor that is already taking humidity from an unsealed crawlspace underneath, so moisture arriving from below has nowhere to go and collects between the pad and the boards. It marks the finish in the outline of the rug, and it keeps the underside of the rug damp for months at a time. The renovation itself contributes the other half: sanding dust and drywall fines are fine, hard and alkaline, they settle deep into a pile and no vacuum lifts them out, and they hold grit against the knots afterwards. A breathable pad and a proper wash undo both.
