What Bellevue is built from
South-west Davidson County along Highway 70 South, in the bend of the Harpeth River where the ground rises into the Western Highland Rim. Largely suburban stock from the 1970s onward — brick ranches, split-levels and later subdivisions — with basements and walk-out lower levels common on the sloped lots.
Settled family households, a good deal of space per house, and rugs that live in basements, dens and finished lower levels as often as in the formal rooms upstairs.
The Bellevue problem
Bellevue is the flood neighborhood on this route and the record is specific. Between the first and second of May 2010 Nashville took 13.57 inches of rain in two days, and the Harpeth River set a record crest at Bellevue; the Cumberland reached 51.86 feet downtown, its highest since 1937. River flooding is not a drying problem. The water crosses roads, yards, garages and septic ground before it reaches a floor, so a soaked rug is a decontamination job in which what matters is how fast the foundation is flushed rather than how bad the rug looked on the day — and wool in a warm room has roughly forty-eight hours before growth establishes in a saturated foundation. Away from the river the ordinary version is the walk-out lower level: a floor partly below grade, cooler than the room all summer, with a rug on it collecting the moisture the air gives up there. Rugs people were ready to throw out after 2010 turned out to be recoverable. It is worth asking before anything goes in a skip.
