What Brentwood is built from
Williamson County, immediately south of the Davidson line, on rolling ground either side of Franklin Pike. Large brick and stone houses built from the 1970s onward on generous lots, most of them with either a full basement or a tall crawlspace, and a high proportion with a finished lower level.

The Brentwood problem
The finished basement is what we are called about in Brentwood more than anything else. A basement floor is a slab in contact with ground that stays around the annual average temperature all year, so through the summer that slab runs well below room temperature while the air downstairs is warm and humid. Moisture condenses on and just under any surface lying on it, and a wool rug over a slab is an excellent surface for that. The rug wicks it up, the pile still feels dry, and the foundation quietly stays wet from June to September. If there is a rubber or vinyl pad under it, the moisture cannot escape upward either and simply sits there in the dark against the fibre. That is microbial growth in the base of the pile, and it is why the room smells faintly of a cellar while everything looks fine, and why a spray or a plug-in deodoriser holds for about a week. It has to come out in immersion.
